Quick Answer
In Jacksonville, where you sleep matters more than which hotel you pick, because the consolidated city covers about 874 square miles and a wrong base can add an hour of driving a day. Book Downtown or the Southbank for Northbank offices and the courthouse, Southside or Deerwood for the Town Center and Baymeadows office parks, and the Beaches for Mayo Clinic. This fall, budget extra time on I-95, expect a smaller EverBank Stadium crowd on Jaguars Sundays, and note there is no Florida-Georgia game in town in 2026.
Why Geography Comes First in Jacksonville
Jacksonville and Duval County merged on October 1, 1968. The result is a city with about 874 square miles of total area, of which about 747 square miles is land and the rest is water, mainly the St. Johns River. City promotional material calls it the largest city by land area in the contiguous United States. That claim is contested: a 2023 Jacksonville Today analysis of Census figures found that Greeley County, Kansas, a consolidated city-county, has slightly more land area. What is not in dispute is that Jacksonville is the largest city in the lower 48 by total area. For a business traveler, the practical point is the same either way. A meeting “in Jacksonville” can be 13 miles from the airport or nearly 30.
The city’s 2025 population estimate is roughly 1.02 million, spread across neighborhoods that function like separate business districts. The St. Johns River splits the urban core into the Northbank and Southbank, and every crossing goes over one of a handful of bridges: the Main Street Bridge, the Acosta, the Fuller Warren (which carries I-95), the Hart, and further east the Dames Point. When a bridge or an interstate segment backs up, there is no quick detour.
So the rule for this guide is simple. Find out where your meetings are first, then pick the neighborhood, then pick the hotel.
Pick Your Base by Where Your Meetings Are
| If your meetings are at… | Base yourself in… |
| City Hall, courthouse, CSX, JTA | Downtown Northbank |
| Riverside Ave. offices, Brooklyn | Downtown or Southbank |
| Baptist, San Marco firms | Southbank or San Marco |
| Town Center, Deerwood, Baymeadows | Southside |
| Mayo Clinic, UNF, Ponte Vedra | Beaches or JTB/San Pablo area |
| Airport-area firms, JAXPORT | Northside |
| Cecil Commerce Center | Westside or Northside |
Downtown Northbank
The Northbank is the civic and legal center: City Hall, the Duval County Courthouse, the Jacksonville Transportation Authority, and CSX’s headquarters. It is also where the Prime F. Osborn III Convention Center sits, in the restored Union Terminal building at the west end of downtown. The Hyatt Regency Jacksonville Riverfront, on Coastline Drive, is the largest established conference hotel on this side of the river and is hosting the International Textile and Apparel Association’s 2026 annual conference November 17–21.
The east end of the Northbank is where the biggest physical change is happening. The Jaguars’ EverBank Stadium is in the middle of its renovation, and the Shipyards district next to it is filling in. The Met Park Marina opened August 12, 2026, with 78 slips, two water taxi slips and a fuel dock. One Shipyards Place, the office building that houses the Jaguars’ headquarters, sits beside it. The Four Seasons Hotel and Private Residences Jacksonville, with 170 rooms and suites, was still under construction as of August 2026. It had long been targeted for a 2026 opening; check Four Seasons directly before you try to book it for a fall trip.
Riverfront Plaza, built on the former Jacksonville Landing site, opened its first phase in December 2025 with a playground and green space along the Riverwalk. The Northbank Riverwalk has also reopened after renovation. If your schedule has a free hour, the Riverwalk is the easiest way to see how much of downtown is under construction.
Southbank and San Marco
Across the river, the Southbank has hotels, the Southbank Riverwalk, and quick access to Baptist Medical Center and the San Marco business district. The Skyway runs across the Acosta Bridge from downtown to San Marco, Riverplace and Kings Avenue stations, which makes the Southbank a workable base for Northbank meetings without a car. San Marco is a better fit if your meetings are at smaller professional firms in the neighborhood or at Baptist. Both put you within a short drive of I-95, but note that I-95 south of downtown is one of the slowest stretches in town this fall (see the traffic section below).
Southside, Town Center, Deerwood and Baymeadows
The Southside is where much of Jacksonville’s white-collar office employment sits, in the corridors around J. Turner Butler Boulevard (JTB), the St. Johns Town Center, Deerwood Park and Baymeadows Road. Financial services, insurance and back-office operations cluster here. If three of your four meetings are along JTB or Baymeadows, staying downtown is a mistake. You will cross the Fuller Warren or Hart Bridge twice a day and sit in the same rush-hour traffic as the people you are meeting.
A Southside base near the Town Center or Deerwood puts you a few minutes from most of these offices and gives you easy dining and retail within walking distance or a short ride. The trade-off is the airport, which is on the far north side of the city. Leave real margin on departure day.
Baymeadows is the older of the Southside office corridors and is slightly closer to I-95 and downtown. If your meetings split between downtown and the Southside, a hotel near Baymeadows Road and I-95 is a reasonable compromise.
The Beaches, Mayo Clinic and the JTB/San Pablo Corridor
Mayo Clinic’s Florida campus is in the southeast part of the city, near JTB and San Pablo Road, and Mayo’s own visitor guide puts it about 28 miles southeast of Jacksonville International Airport. Newsweek and U.S. News & World Report have both ranked it among Florida’s top hospitals, and the campus has been adding a five-story addition to its patient tower as part of a $432 million investment that Mayo projected for completion by the end of 2026. Medical device, health-tech and research visitors spend most of their time here, along with the University of North Florida nearby.
For those trips, the Beaches communities (Atlantic Beach, Neptune Beach and Jacksonville Beach) or a hotel on the Mayo campus itself make more sense than downtown. The Courtyard by Marriott on the Mayo Clinic campus is an established option. Mayo also notes that some area hotels run shuttles to campus. The bonus of a Beaches base is the evening: you are close to the ocean and to a walkable dining scene. The cost is a long drive if you add a downtown meeting.
Naval Station Mayport is also on this side of the river, at the mouth of the St. Johns, so defense contractors and Navy-related visitors often stay at the Beaches as well.
Northside: Airport and JAXPORT
The airport is about 13 miles north of downtown, off I-95. A Northside hotel is the right call for a short in-and-out trip, an early flight, or meetings with JAXPORT, logistics companies and distribution centers. JAXPORT’s main marine terminals, Blount Island and Dames Point, are on the north side of the river east of I-95. Talleyrand Marine Terminal is closer to downtown.
JAXPORT handled 1,388,841 TEUs of containers and 506,237 vehicles in fiscal 2025, with more than 1,600 vessel calls, according to its published statistics. Port and logistics visitors should plan their meetings by terminal, not by “the port,” because the facilities are miles apart.
Westside: Cecil Airport and Cecil Commerce Center
Cecil Airport, the former Naval Air Station Cecil Field, is on Jacksonville’s Westside. The city and the Jacksonville Aviation Authority took it over from the Navy in 1999. Boeing runs a maintenance, repair and overhaul facility there and opened a 150,000-square-foot component operations facility in 2024. Cecil also holds an FAA spaceport license for horizontal launches, and in 2026 a new state law allows the Aviation Authority to grow it into a regional and national aerospace hub. Aerospace and manufacturing visitors should not base themselves at the Beaches. A Westside or I-295 West Beltway hotel, or even the airport area, is far more practical.
Drive-Time Realities
These are planning estimates for weekday travel by car, not guarantees. Add 15 to 30 minutes at rush hour, during rain, or when a crash closes a bridge. Off-peak times are noticeably shorter.
| Route | Plan for |
| JAX airport to Downtown | 20–30 min |
| JAX airport to Town Center/Deerwood | 35–50 min |
| JAX airport to Mayo Clinic | 40–55 min |
| Downtown to Town Center | 20–35 min |
| Downtown to Jacksonville Beach | 30–45 min |
| Town Center to Mayo Clinic | 15–20 min |
| Downtown to Cecil Commerce Center | 30–40 min |
Where the Bottlenecks Are This Fall
Two Florida Department of Transportation projects matter most to business travelers in fall 2026.
The first is the I-95 widening between Atlantic Boulevard and JTB on the Southside, including rebuilt interchanges at Emerson Street and at Belfort/JTB. FDOT’s 2027–2031 work program extends the work toward fiscal 2031, and the agency has described construction continuing “into the early 2030s.” The near-downtown phase, a $247 million widening around Emerson Street and San Diego Road, was projected in 2025 to finish in spring 2028. Expect lane shifts and slower speeds on I-95 between downtown and JTB all fall. If you are driving from downtown to the Southside, the Hart Bridge and the Arlington Expressway, or the Southside Boulevard route, can be better choices at peak hours.
The second is the long-running I-95/I-295 north interchange near the airport, a $176.8 million project that began in 2016. Its completion date has slipped repeatedly; as of 2025, FDOT was targeting spring 2026. Confirm current lane configurations before an early-morning airport run, and give yourself a buffer.
On the east side, the I-295 East Beltway has tolled express lanes between State Road 9B and JTB. Tolls apply weekdays from 6 to 10 a.m. and 3 to 7 p.m., using SunPass, E-PASS or toll-by-plate. If you are coming from the Southside to the Mayo or Beaches area at rush hour, they can save time. Most rental-car companies offer toll programs; check the fees before you accept one.
Weather and Driving
October is still warm here, with average highs near 81 degrees and roughly 4 inches of rain for the month. By November, highs average about 73 and rainfall drops by half. Hurricane season runs through November 30, and a tropical system or a heavy afternoon storm will close bridge lanes and flood low streets. Watch the forecast in the 48 hours before you fly, and on rainy days add time to any trip that crosses the river.
Jacksonville International Airport: What Is Changing
JAX set a passenger record of more than 7.6 million in 2024 and remained in that range in fiscal 2025. The terminal currently operates 20 gates across Concourses A and C. American, Delta, Southwest and United carry most of the traffic, with JetBlue, Allegiant, Avelo, Breeze, Frontier and Air Canada adding point-to-point and leisure routes, including recent additions such as Toronto and Austin.
| JAX project | Status, fall 2026 |
| Concourse B, 6 new gates | Opening late January 2027 |
| Primary tenant | American Airlines (5 gates) |
| Lounges on Concourse B | Club Jax and Delta Sky Club |
| Third parking garage | About 2,000 spaces, under construction |
The new Concourse B is the headline. It covers about 165,000 square feet over three levels and adds six gates, five of them for American. According to Jacksonville Today’s August 2026 report, the Aviation Authority expects a certificate of occupancy on December 30, a ribbon-cutting on January 27, and American flights from the new gates starting January 28, 2027. That means fall 2026 travelers will see construction but not use the concourse. If you are flying American this fall, nothing about your gate changes yet.
Practical airport advice for this fall: parking and rental-car operations are being reshuffled around the garage project, so leave extra time on arrival and follow posted signs rather than memory. If you fly privately, Jacksonville Executive at Craig Airport, on the east side, is about 10 miles from the Mayo campus and closer to the Southside and Beaches than JAX is.
EverBank Stadium, the Jaguars, and the Missing Florida-Georgia Game
The Jaguars’ stadium renovation, the “Stadium of the Future,” is a project of roughly $1.4 billion. The city’s 2024 package included about $775 million in public stadium funding. In fall 2026 the stadium is open but shrunk. Capacity for the 2026 season is 42,507, with 27,637 seats offline, including more than 22,000 in the upper bowl. Construction crews are working on an expanded concourse, a second grand staircase, and steel trusses for a future canopy roof.
The Jaguars play six regular-season home games in Jacksonville this season, plus two in London in back-to-back weeks. The remaining home dates this fall, per the team’s published schedule:
| Date | Opponent |
| Sun., Nov. 1 | Indianapolis Colts |
| Sun., Nov. 29 | Tennessee Titans |
| Mon., Dec. 14 | Pittsburgh Steelers |
| Week 17 (date TBD) | Washington Commanders |
What this means for a business traveler:
- Hotel demand is softer than a normal fall. With fewer seats and only a handful of home dates, game weekends do not squeeze downtown hotels as hard as they used to. Still, check the schedule; the Monday night Steelers game on December 14 will fill downtown and Southbank rooms for a Monday-Tuesday trip.
- Tickets are scarce. With about 27,000 fewer seats, the team and local press have said to expect higher prices, especially on the resale market. If you are planning to host clients at a game, buy early.
- Traffic near the Sports Complex is worse than the crowd size suggests. Construction equipment occupies parts of the stadium lots, and the Shipyards and marina are active work zones.
- 2027 is a different story. The Jaguars will play their 2027 home games at Camping World Stadium in Orlando while EverBank is finished, and the renovated stadium is scheduled to reopen in 2028 with capacity above 65,000.
The Florida-Georgia game is not in Jacksonville this year. The 2026 game is at Mercedes-Benz Stadium in Atlanta on October 31, with a 3:30 p.m. kickoff, and the 2027 game is at Raymond James Stadium in Tampa. The two schools have played in Jacksonville every year since 1933 except 1994 and 1995. Mayor Donna Deegan has said she expects the game to return in 2028. For anyone who has tried to book a downtown or Beaches hotel on that weekend in past years, this is the rare year when late October is not a problem.
Getting Around Downtown Without a Car
Jacksonville is a car city, but the urban core has three transit options worth knowing.
| Mode | What to know |
| Skyway | Free; 8 stations; weekday service |
| NAVI | Autonomous shuttle on Bay Street |
| St. Johns River Taxi/ferry | Crossings; check hours |
The Skyway
The Skyway is a 2.5-mile elevated people mover with eight stations, from Rosa Parks Transit Station and the LaVilla transportation center (near the Prime Osborn) across the river to San Marco, Riverplace and Kings Avenue on the Southbank. It has been fare-free since 2012. The system is aging: JTA has said only two of its original cars remain in working order, and the agency is studying whether to rehabilitate it, replace it, convert it for autonomous vehicles, turn the guideway into an elevated trail, or tear it down. In late August 2026 the JTA board approved cutting weekday Skyway hours from 6 a.m.–9 p.m. to 7 a.m.–7 p.m. as part of budget changes. Check JTA’s current schedule before you rely on it for an evening event.
NAVI and Bay Street
JTA launched NAVI, an autonomous-vehicle shuttle, in June 2025 on the three-mile Bay Street Innovation Corridor, connecting the central business district with the Sports Complex area. It has drawn modest ridership and some political criticism, but for a convention-goer moving between the Hyatt, the courthouse area and the stadium end of Bay Street, it is a real option. Confirm current fares and hours with JTA.
Rideshare and Cars
For anything outside downtown, rideshare or a rental car is the practical answer. Rideshare works well between downtown, the Southbank and San Marco. For the Southside, Beaches or Westside, a rental car usually costs less than multiple rideshare legs of 20 miles or more.
Fall 2026 Business Calendar
| Dates | Event and location |
| Oct. 16–17 | Beaches Oktoberfest, Seawalk Pavilion |
| Oct. 31 | Florida-Georgia game, in Atlanta (not Jax) |
| Nov. 5–15 | Greater Jacksonville Agricultural Fair |
| Nov. 17–21 | ITAA conference, Hyatt Regency Riverfront |
| Dec. 30 | TaxSlayer Gator Bowl |
A few notes on this calendar:
- Prime Osborn Convention Center. The city’s main convention hall hosts consumer and trade shows through the fall. The fall Jacksonville Home + Patio Show ran October 2–4. Check the venue’s calendar for your dates; a large show there can fill the Northbank hotels.
- Beaches Oktoberfest at Seawalk Pavilion in Jacksonville Beach on October 16–17 can tighten Beaches hotel inventory that weekend, which matters if you are in town for Mayo.
- The Greater Jacksonville Agricultural Fair runs November 5–15. Confirm its location and any parking changes before you plan a trip near the Sports Complex that week.
- The TaxSlayer Gator Bowl is scheduled for December 30. Bowl week fills downtown hotels. Confirm the venue and capacity arrangements with organizers given the stadium work.
Brian’s Take
I spent years as a money manager looking at companies that put their offices in the wrong place and then wondered why their salespeople missed meetings. Jacksonville punishes that mistake more than any city I cover. A visiting team that books a downtown hotel because it “looks central” and then spends three days driving to Deerwood, Mayo and Cecil Field has quietly burned a day of billable time in a rental car.
My advice is boring and it works. Cluster your meetings by side of town, book your hotel in the middle of the cluster, and put the airport run on the end of the trip, not in the middle of it.
As for the market itself, fall 2026 is a transition season. The stadium is half-built, the Four Seasons is not open yet, Concourse B is a few months away, and the Florida-Georgia weekend has left town for two years. That makes this an unusually easy time to get meetings and hotel rooms. It also means anyone who visits now will see a different city in 2028, when the renovated stadium, the Shipyards district, the new concourse and, if all goes to plan, the return of Florida-Georgia line up at once. If you are deciding whether Jacksonville deserves more of your company’s attention, this is a good year to come look while the construction cranes are still up.
The one thing I would not count on is a quick commute on I-95. FDOT’s own schedule says that work runs into the next decade.
Frequently Asked Questions
Is Jacksonville really the largest city in the continental U.S.?
By total area, yes, at about 874 square miles including water. By land area alone the claim is disputed, since Census figures show Greeley County, Kansas, with slightly more land. For travel planning, the size is the point: meetings can be 30 miles apart.
Where should I stay for meetings at Mayo Clinic?
Stay at the Beaches, on the Mayo campus, or along the JTB and San Pablo Road corridor. Mayo is about 28 miles from the airport, and a downtown hotel adds a 30-plus-minute drive each way.
Is the Florida-Georgia game in Jacksonville in 2026?
No. The 2026 game is October 31 at Mercedes-Benz Stadium in Atlanta, and 2027 is in Tampa. The game is expected to return to Jacksonville in 2028.
Are the Jaguars playing at EverBank Stadium this fall?
Yes, at a reduced capacity of 42,507 during renovation. Remaining fall home games are November 1, November 29 and the Monday night game on December 14, with a Week 17 home game against Washington still to be dated.
When does JAX’s new Concourse B open?
American Airlines is expected to begin flights from the six new gates on January 28, 2027, after a planned ribbon-cutting on January 27. Fall 2026 travelers will not use it.
Is the Four Seasons Jacksonville open?
As of August 2026 it was still under construction next to the Met Park Marina. It had been targeted for 2026; check with Four Seasons for a confirmed opening date before booking.
Can I get around downtown without a car?
Partly. The free Skyway links the Northbank and Southbank on weekdays, and the NAVI shuttle runs on Bay Street. Outside downtown, plan on rideshare or a rental car.
What is the worst traffic to plan around?
I-95 between downtown and JTB, where widening work is scheduled to continue for years, and the I-95/I-295 interchange near the airport. Add 15 to 30 minutes at rush hour, and more when it rains.
